A real estate short sale, or quick sale, is a negotiation between a homeowner and their mortgage lender for the lender to accept less than they are owed for an outstanding loan.
In many cases a lender may prefer to accept a short sale of a property rather than go through a foreclosure process and then sale of a home on the open market. If successful it provides the seller with a more dignified method of getting out from under a mortgage that they can no longer afford and the mortgage holder is relieved of perhaps a soon to become non performing loan.
